That makes it worth much less than the face value.If this were in the US, and assuming your mortgage is the most senior one (I'm guessing it may not be) and if the land is really worth $15 million (dubious about that, too), then you could foreclosure.

But I notice more and more these flyer boxs are usually empty or filled with flyers that are such in horrid shape from the elements that I wouldnt want to keep them.

Its typical to put 20% down.If the property doesn't work with 100% financing (even if you can't really do that), its not a good deal.You might consider subject to or installment land contracts.

The house is going to be in tip top shape for a 20 year old house (new HVAC, paint, appliances, etc.....).If I cant sell the property in 2 months I was going to list it with a realtor.
