I have also used apartments.com (for some of my SFH), I prefer zillow. e-renter.com does a good job if you just want the background check and none of the other services.

@Paul MerriwetherCap rates are typically 1.5-3pts above 10 year treasury, but also recognize their is significant lag or delay for cap rates to respond For example when ten year treasury rates rose from 2003-2006 it was not until 2008 when cap rates rose.

There have always been cheaper options for buying/selling using rebate agents or flat fee services but they never took off as a good full time agent paid well enough to be highly focused on your deals has value. 80/20 rule.
