To really get there, I paid off my car and got a credit card to diversify my credit into what I needed for that mortgage.

I just laid a large kitchen with a similar vinyl product that had a distressed scraped look.$1.78sqft from an outlet store here... squaring the initial row is paramount.

But I just sent yellow cards to S Warren and most people wanted high prices since they were making great returns.

A few other small things like business cards and stuff when I first joined but not many other things.I don't think we are taking on any new agents right now.  

It certainly doesn't hurt to walk into banks and speak with them about your plans and listen to what they say (that's part of how you develop relationships with bankers), but I'm not optimistic that a bank loan is in the cards just yet.In my market in Northeastern PA (Scranton - Wilkes Barre), there are plenty of sellers who will hold a note with a decent down payment, easily for one year but sometimes up to 5 years.  

Once I get my business cards and post cards, I will print out flyers to place on people cars at places like Lowe's and Home Depot.

Also, with the reno, our credit took a hit (we put a lot of the costs on credit cards that we are paying down now) so we qualified for something around the range of 4.5-4.75% with a 30 year.
