TCS is the biggest at roughly 2100 units according to them, followed by DelVal, then RentWell.

Those doors and trim that look good enough to keep when you first walk through a property in bad shape will look pretty rough once everything else around them is new and/or freshly painted.

It takes 2 months in work and 2 month to sell (which is a very aggressive timeline) which costs you roughly $500/month depending on insurance and taxes and assuming no financing costs.

@Jeremy Taggart You might consider working with a list broker rather than an online system where you have to figure out everything on your own. 

After I fixed it up, I got a 30 yr conventional mortgage within a year at 4% on $305k appraisal value.Living there with free rent and utilities, I got roughly $2600 rent to pay $1600 mortgage PITI and $500 utilities.

Figured it's about time to ask for some quality contractor recommendations in the Nashville Metro area.
