It takes 2 months in work and 2 month to sell (which is a very aggressive timeline) which costs you roughly $500/month depending on insurance and taxes and assuming no financing costs.

After I fixed it up, I got a 30 yr conventional mortgage within a year at 4% on $305k appraisal value.Living there with free rent and utilities, I got roughly $2600 rent to pay $1600 mortgage PITI and $500 utilities.
