There's a big push in the region for walkability, so PG County with it's 15 WMATA stations and the upcoming Purple Line are worth exploring.

Why push the $380K appraisal on the tax assessor?

Other towns SF is SF only.Look at the tax rolls to see if the house was ever a two family.

Paint and drywall are behind because the city couldn't get power to the site in time, making it impossible to keep the heat high enough for the finish material to cure properly, pushing every other phase out, and this isn't the only project in town.

However, since we held the property for an extended period of time and the money invested into it was all cash, we were able to roll over $70,000 into the next project.

So, if the three as a whole make a solid tenant and I'm comfortable with it, we'll roll forward. 

I feel like now is a good time to look for a single family buy and hold or duplex/triplex before Amazon rolls in and creates a surplus of jobs in the area.

@Joe Villeneuve just to follow up with the comment about it being a dead end, I come to realize a lot of people seem to think that way because of after buying the magic number of 10 properties traditionally it seems like a dead end but at that point shouldn’t you be looking at portfolio/commercial loans to keep pushing ahead?
