The house's electrical system seems to be functioning properly, but given its age, we're wondering whether it would be beneficial to replace it entirely( I.e update the whole electrical system) My question is this: Would installing a new electrical system increase the value of the house and make it more appealing to potential buyers?

The NAR settlement is not even yet approved so I would not be making any decisions based on a potential settlement that could be amended.

I also sit on my laptop or phone and constantly research the surrounding markets, look for deals, etc. in my downtime.I am however, not using my personal license.

Or a home with a potentially separate entrance to the basement that you can then STR/Airbnb?

I recently launched my co-hosting business and have been researching the markets in San Diego daily to be as prepared as possible for my first clients.

To explain what I see is a lot of potential investors and investors with limited exposure go down a rabbit hole and spend countless dollars they do not have because someone is trying to sell asset protection to them.  

With this info I'll do a little more research to make a 2-3 year plan to be able to invest on multifamily.Thanks!
