@Alex Howard - Your short term capital gains tax rate is the same as your regular/ordinary income tax rate. 

For example if you are going to purchased something like (some) pest control companies or an alarm monitoring company where the income is contractual and reoccurring you will generally pay a higher multiple, say 5 times NOI.

As far as expense ratio, I haven’t encountered this as a regular metric others use for single family but have seen it in multifamily analysis.

There are usually some good, local investors that monitor those forums.

Also, we do a strategy called the BRRRLO model which is basically the BRRRR with a lease option rather than a regular rental.

When I started I worked my regular job, then stayed up until 1 or 2 in the morning researching, planning strategy to go and talk with people about their property. 

My PMs can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost.Hire good cleaners, a solid handyman & befriend some helpful neighbors.
