If they do not have any direction and goals then they surely are not going to be helpful getting you maximum results with yours.Regular residential agents you cannot blame them for wanting to work with regular buyers and sellers.

Check with the issuing authority of the condemnation notice (usually the town's Building Dept.) and see what it will take to get removed from the condemned list (it's usually just issuing a letter promising to have the place fixed up within x amount of months).

I've also seen a lot of RE Investors write their offers as all cash, then when it's time to remove contingencies and proceed, they let them know it's Hard Money and they just have to write an addendum to the contract.Hopefully this helps a little!
