The sale of a primary residence will actually fall under Section 121 of the Internal Revenue Code or what we refer to as the 121 Exclusion.

@Sean Mcintire What your are referring to is hypothecation and is unavailable via traditional avenues; banks, credit unions, etc.  

@Lucas Hammer go to the Pro Desk at Home depot / Lowes, they can refer you, Also place a post on the local FB page, 

First and foremost you're going to need a great property manager who communicates well, has the same or at least close to the same mind set as you about your property, a management style that fits your needs (Turn key, Value add, HUD and section 8, etc) and who can bring personal references of contractors. electricians, etc. 

I may have an agent I could refer you to depending on what part of AZ.

I almost exclusively refer my out of state/country clients to single families now.

She NOW has great tenants & they often refer others whenever a vacancy is pending.She also has a live-in maintenance guy, who after completely rehabbing his own apartment at her cost, was immediately given a $100/month rent increase.

Either way I always cross reference the auctions you see online with the actual auctioneers website conducting the auction.
