So that I can learn the ropes, raise some capital, and network for future investments.Basically I subtract my pathetic social life from 2 months of my time which is equal to 600-1,000 dollar commission plus minimum wage from my overnight job.

This unit rented for $600, but now that it is renovated we will raise the rent to $630 in May and $660 next year.Tenant is on fixed retirement income and we want to keep her.

.-- I don't believe my buying out the siblings raises the cost basis since, as I understand, the house stays in the same taxation position as the person who is "gifting" the duplex.

Keep in mind that raising rents does not effect the funds necessary to retire debt, increased rents are above amounts for debt service.No one mentioned buying 9 properties with 25% down buys 2 properties free an clear and a third with 25% down.

The traffic I did have commented the basement needed work, so I just put 15k into the basement, I feel I should increase the cost by 15k the hard cost to finish the basement but I am worried about raising the cost on the MLS.
