I am interesting in increasing my buying power with a HELOC or Line of credit on my property. 

Labor force participation is much lower (lowest level in decades) and wages have been stagnant, adjusted for inflation, so fewer people working at the same rate of pay, reducing aggregate purchasing power... 5.

@Bryan Sowieja  well not a popular thought but its realistic.having owned a bunch of rentals in Mississippi we get some pretty large tenants in those areas.And special toilets are required along with reinforcing sub floor below.. and they can wreak havoc on plastic tub shower combos... can't comment on if you can exclude them. but if you rent to folks that you know are quite heavy no matter there physical type  IE professional athlete  power lifter.. cage fighter  WWF or whatever... you do have certain realities in the bathrooms that need to be addressedI have had more than one 400 lb plus tenant have the toilet give way on them during the act. 

See you are in California too, and you need to look up and understand Community Property law in this state.Regardless of how the the title is registered, whatever the husband owns, the wife has 50% interest in and conversely, so your goal dies before you get started with this attempt.Personal, non-legal opinion:You could create and LLC and purchase property in that name  ORdeed existing property into an LLC - - both of which create taxable events.
