@Andrew Graziano I usually just ask if they have considered the benefits of owner financing the property.In my opinion its not efficient to try to convince people to use owner financing, you need to target a specific seller who will most likely be open to it.

PPC, Facebook, direct mail, RVM, Text campaigns -  They all use list or data in one form or another to target sellers.  3.

So if you close a bit late and miss that window you'd most likely end up waiting until the next semester starts in January to fill the rooms if you are targeting college students.

Hi Everyone,     This is my first post on this amazing platform, I've been searching and coming back for more and more going on 6 months now and have learned so much while on this journey.I'm looking to start my second direct mail campaign and am going to target Subject To Purchases of SFR specifically this time around and would love some feedback/thoughts on my list.In order to narrow in on good Subject To candidates that I can turn to rentals here are my criteria thus far:- Equity: 5%-25%- Year Built: 2000+- Beds: 3+- Income: <$75,000Does this criteria appear targeted enough?  

By 2009, C+ apartment expenses in Houston were running about $4500/door/year for the apartment size I was targeting.

If they do, you can cut them a check and dismiss the case before it ever gets to court, until that time they can pound sand!

I have found that by doing this you are not a rich target for lawsuits and if you are sued you will not be wiped out.
