Two, more importantly, it works now in certain parts of the country because of their low capital cost basis and more importantly, the current low-interest environment, which allows them to own SFR as rentals with bare positive cash flow in lower-priced markets.

I'm curious to know if any one else started out with a phl and how they strategized paying off medical shcool loans and building strong positive cash flow.

However, we completely renovated one unit, made exterior updates and small updates to other units (paint & a/c work), increased rents, and the neighborhood has undergone some big positive changes.

Granted they're a 2nd position debt investor.

I'm in a similar position in Orlando.
