And maybe one of the other guys can answer but we used to do a 104.1 endorsement for 50 bucks or so that helped the initial policy transfer to the assignee. 

Jane should keep them in her name and get an umbrella policy.

So a nice umbrella policy is your best defense..

I do have a 1 million umbrella policy on my home owners insurance but i've always had that.  

Contractor paid the deductible on my builders risk policy to get the work redone. 

Moratorium on rent increases, which will probably result in more restrictive policy around rent control, which will in-trurn (Ironically) put upward pressure on rent during the down cycle.  

Its a rough call but at the end of the day the bank is getting paid, I've fought with Wells Fargo on policies and won before but it tooks months of arguing.

What kind of liability are you looking to protect yourself from that an umbrella policy and following good landlord policies?

I have two policies from them now.

Some will allow for title policy premium pass through that will allow the title policy to insure the end buyer (on a timely double-close) instead of having two policies issued within minutes of each other.
