But there are many issues at hand in CRE apart from the underlying fundamentals of real estate that come into play when making investment decisions like cost of capital (which varies by party), investor motivations (arbitrage, tax, etc) amongst other items. 

If I was buying right now I would be playing off sellers fears and looking for great deals, not good deals.

There are plenty of families in tight situations, offering flexible lease/closing terms would play to your advantage.  

Real estate is not a get rich quick scheme, play the long game and you will win.

Should there be any fear if this is a long term play? 

Everyone is fearful right now and playing Nostradamus over here with their market predictions.

Be "Tight" and only play alongside A-players.A STR Legend notes, "You are only as good as your emergency service."

Keep in mind that given the current state of things lenders, title companies, and others may play a factor on time to close. 

I do not know how the expired card would come in to play but I’d refund the original card and let the banks figure it out.
