@Russell Brazil yup you guys have it tough with reports having to be hand done at the courthouse.out our way each title and escrow company has their own title plant that's all digital. and most have moved off shore to the Philippines or other places.. so while we sleep they are working up title commitments. so we don't have any abstractors out this way.. if someone has to go to the court house its very rare.

Understand that they can also go list it, suffer the 6% and costs, if the property is marketable, so again, wholesaling will be competing in price with the alternative of listing it.The FSBOs that are more likely to be had by a wholesaler are with properties that are distressed, the poor property condition, some issue to title, some matter effecting marketability that makes selling difficult.
