This places the duty to perform on the contractor, as they give you a time suitable to them. 

So it's a very low performing investment for the amount of capital I have tied up in it.

I'm looking for a General Contractor who is willing to walk properties (I realize there may be a fee), provide a decent estimate of costs, and ultimately perform/coordinate most of the rehab work.

It is used as one way to evaluate financial performance.

In regard to institutional real estate investments, the advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit to you and comes to you at no cost.

I've been performing and studying music at the college level since elementary school and I've gone as far as winning awards at the regional level.

I am determined to get these properties performing SERIOUSLY this year!!

However, a recent lender I spoke with said that was not the case (for that lender), and that they would perform a market study for the units and loan on that.  

Materials aren't cheap. 15k for the whole job isn't an unusual rate in Boston, I am sure he is making a fair profit.I'd be careful firing him at this stage of the rebuild, especially if he's performed according to the contract you both signed.
