Now PennyMac, is saying that they won't let me do the change.I have concerns about tax benefits and liability.

Does anyone have any insights of how much it typically costs to turn over a unit like that to get it odorless and rent ready again?

Given that I do not have any American credit established, the technique of assuming a mortgage is very attractive to me.However, my concern is that will I be eligible to assume a mortgage given that I am not American?

The agent will prepare a commitment with requirements for closing including a deed from the party the insurer believes is authorized to sign the deed and any supporting docs they need to be comfortable in issuing a title policy to you w/o an exception for your concerns.

That's a decent area over there in Euclid / South Euclid, definitely not a D neighborhood, so as long as the property is in decent shape, you really should have no problem renting it out. 

Overall I think it is a good gameplan.One other option you might consider to scale faster perhaps is to buy the 1st two as owner occupied. 

I probably won't be able to come on 4/17 since I'd be coming from Milton and it's over an hour away during rush hour traffic but if you have more during the summer months, the day job is a bit slower so that would be doable.
