There are calculators online but make sure you are familiar because I get a lot of people call me because their loan officer failed to run the numbers and they are getting ready to lose a deal or earnest money.If you want to go FHA you can always put more down but I would take a look at Fannie Mae as well for High Balance areas.  

Hello BiggerPockets friends…My husband and I own two properties that we intended to use as rentals.

For reference, I am self-employed (I run my own online clothing business, i am 1099-k) and I've always been told that it'll be hard for me to get a conventional mortgage when you're self employed, so I am specifically asking about other types of loan options.  

I own a couple of rentals in the area myself, and I also own a management company in Broken Bow.

We offer it only if it is on an autopay with our online rental software, otherwise it would be to much work

I am a Realtor in NC with one mid term rental.

@Alex McGhee I am not sure if anyone has mentioned this, but if the access to online probate court by case number or last name of the deceased is unavailable, then a viable option is http://www.usprobateleads.com that I have used before.

Either offering a unit or two as short-term rentals available with a space of horses to stay as well; a horse motel is the idea. 

First, you should inform your lender, as converting the property into a short-term rental can affect the terms of your mortgage and may require a change to an investment property loan.
