these are Wild times we live in for sure.We are seeing one in four acceptance rates for powerful offers.patience , perseverance and emotional control will be key to riding thru this.We have seen rephrasing of standard language that means the exact same thing work for sellers accepting offers.Not deceptive just creative marketing that worked for sellers psychology.

I bought my first commercial property 6 months ago, and I too struggle trying to act like I know what I am talking about with lawyers, contractors, city officials, etc...

This is an official step that must be done with the county.  

Add language about: long term visitors, auto's must be registered at the subject property address, land lord is co-insured, number of tenants and over night visitors, only tenant use of washer and dryers, noise rules, smoking pot in units, cultivation of anything, business operations in unit by the tenant, visitor parking, auto insurance, grilling and BBQing, sub leasing, snow removal policies, reimbursement for liens for police and first responders, entry to unit for inspections and repairs, ongoing due diligence and back ground checks of the tenant.

When my mom had a tenant with poor credit score, he offered her a very nice watch (which she had to get appraised) but after the appraisal came in, the tenant officially moved in and she never had any issues with himBest of luck! 

I should've specified that I'm not actually writing a lease from scratch but planned to add some language and build off an existing document.
