I'm looking mostly at the Northland, Blue Springs, Independence, and Grandview.

Flatbush, East Flatbush, Ocean Hill, Crown Heights, Bushwick, Cypress Hills.

To the cops, or to the landlord, it seems like the problem came out of the blue when all of the sudden your good tenant decides to move out. 

my air B&B is located a few blocks from the ocean so the ocean is the main draw.

Strong Class-C homes in a blue collar neighborhood.  

Being from mid north Indiana, I can tell you that the best that Lafayette has going for it is Purdue University and some blue collar manufacturing jobs (a lot of welding jobs).

Gross rental receipts don't tell the full story.Alternatives:Look for areas without a ski area that are reasonably close by and less dominated by tourists, maybe Blue River or Fairplay south of Breck, Grandby north of Winter Park.

I am based out of the Monmouth county( 07728 ) and Ocean County ( 08757 ) areas.

Not high end of course in between blue and white collar.

and it needs maintenance as its in the Columbia River within 15 miles of the ocean so it takes some wear and tear.
