Before, it was easier to obtain funding for the purchase of properties but that has changed.

They would have to indicate that their purchase offers were contingent upon obtaining financing.

However, my colleague Tina Sandoval and I attended a TN Real Estate Commission training class a couple of months ago and TREC said that they were going to start recommending that all companies that own real estate and manage their own properties register as a real estate company (implying that the employees of the company who do activities that typically require a license should obtain a license).  

As you get down the road paying that note off, you would likely be in a better position to obtain bank financing based on equity in the property if that became necessary.If your lender will be making one or two loans for longer terms, a self directed IRA custodian like Kingdom Trust Co in Kentucky would be a good option.  

How do you guys search and obtain the best deal out there.?

Is there a list of things one must do to make sure they obtain all the benefits that come with being a property owner?

In addition, if you work closely with your agent and you find something that he has not seen, then your agent can help put you in a better position to help you obtain that property.

Question: Now that I have obtained my Real Estate License I am looking to start settling into an area to focus on for both providing real estate agent services and later getting involved in investing.

Sellers often try to obtain a higher price for seller financed sales, know that seller financing does not increase the value of any property.
