For the life of me I can't locate anything relating to whether or not a land line telephone connection is a requirement for a LL in my state (Ohio).If this isn't a requirement and we don't correct the issue I can see it being an additional cost to the tenant should they want this service.

J Scott With zero invested, I don't think you can compute a meaningful IRR; and the NPV (which will equal the PV since the initial investment will be zero), won't necessarily be positive -- and if it is, your objective then is to decide if it's great enough to justify the risk.

I have worked with both large Reits and private equity real estate (PERE) as a broker, from what I know REITS are more institutional in their structure and in the properties they invest in, and are SEC regulated, whereas , PERE can be smaller, more nimble, and operate a little more "off the grid" so to speak relative to REITS.
