Loan is smaller so lenders not as competitive on rate and more buyers able to afford a 2 million property then a 6 or 7 million by themselves.If you want all national tenant with 10 year leases newly built those are not  trading at a 7.5 cap rate.

I guess I can go into that a bit...the carpet hasn't been changed in 7 years or so it's something that needs to be replaced for sure. 50 year roof was just newly done and the home inspector said the installers did a good job.
