Seems obvious in retrospect.In addition to a price drop, do you think it would still speed up the process by updating some cosmetics, such as paint, light fixtures, carpet, and maybe the new kitchen?

If you even pay for one light bulb using your own funds (not from your SDIRA) you will be violating the IRS rules and risk forfeiting your tax free status and will be subject to penalties.

I have a triplex where we pay all utilities, I don't charge a percentage back to the tenants since I don't want squabbles over who is cranking up the heat, leaving lights on, or taking the longest showers and how one tenant doesn't think their share is fair...
