SoCal CAP rates do seem to be 5% from the redfin descriptions I read on some of them.I'd much rather buy a 1 million dollar SFH in north county than a 1 million dollar 4 unit in a low income neighborhood. 

I want to purchase another property (preferably multi-family) and move into one of the units to take advantage of owner occupant financing and avoid the 20% down. 

He manages over 100 units for us in the Cleveland market. 

@Nancy Benderi'm a Realtor, and to my knowledge the only units in Keowee Key that allow STR's are townhomes- not single family.

@J Lyftogtin out area you're going to be in a condo that's a 1/1 or mobile type investment.

Your guests will be expecting a functional unit complete with proper clubs and balls for use. 

What I would suggest alternatively is putting a clause in the lease that anyone above the age of 18 that's going to be living in the unit for more than 7 days has to be approved by the landlord and pass credit/background/income check etc. 

This is a 6 unit complex with various lease terms in place with one tenant having a year lease.

Fast forward, my daughter went on to other things and my son owns a couple of 100 units multi familiesI think you have to give them the opportunity to decide what they are interested in and will stick to.In high school/college I 'd have them reading on creatively financing projects.
