If the lender squirms at this...that should be a good indicator to go somewhere else.  

Maybe the requirements are different in each state/locality - however - the inspection requirements are extremely minimal in my county.

What types of documents form the bank to the lender should I look for that would indicate that the home owner may entertain an offer before considering listing it on the MLS?

We are with the military and our housing allowance is 1400 a month which would go toward the mortgage to pay it down and do any minimal upgrading to qualify higher rent. 

It's minimal- $300 per year.

There may be restrictions regarding it being rented out, they may require it to remain owner-occupied.Please note that none of my comments are meant to minimize the comments made by Jay or Lisa.  

The fact that it will rent no where the amount that a 265k house should rent for is a further indication.
