From what I've seen in Moore there is a fair amount of new construction heading southeast and south towards Norman.

$150K can do quite a bit.If you want to be very active, then you can Cash Flow pretty well finding a Class C/B property, renovating it, and renting it out using the BRRRR method in certain markets in the Midwest or Southeast.

My challenge is I am trying to break into a new out-of-town market, so it's very tough to find these deals from 1000 miles away. 

Does anyone rent 2 bed within .25 mile radius for $1200? 

Re: selling single-family residential homes for seller financing, as well as my current deal in-process - selling my mixed-use commercial property in rural southeast TN, in a tourist area, to a well-vetted prospective buyer.

It does seem like people around here tend to have long commutes.. even when their work is surrounded by miles of the exact same sort of neighborhood they're coming from. 

Frontage on a main 4-lane road with plenty of shopping around, a mile from the interstate.  

About the only deduction I'll take is travel expenses to go and inspect my own properties which are 1100 miles away.  

I have an opportunity to buy 50 condos all located within 10 miles.
