HOA manager here and we are an above board, well run facility, with good finances - however:Audits are expensive and aren't done normally - however, the treasurer should be verifying the books, two signatures on checks should be required, etc.I have a multi year contract with a landscaper for almost $40k per year that isn't notarized, but was signed by the President.
