Lake homes are usually fully custom, because you have to maximize the small amount of land you have.

I will have probably established a good working relationship with my GC & crew and so I imagine they'd be more comfortable & confident working with me on future projects.

Step out of your comfort zone, keep working, but continue to "mind your own business", as Robert Kiyosaki says. 

He is an older gentleman that might see things differently than me, so I am trying to make him as comfortable as possible in this process.Thanks,

There's really no middle groundIf it comforts you, most people go over budget on their first few flips, a lot of people don't make a ton of money their first few flips, think of it as an education.

@Bruce Woodruff  I have lived comfortably in places with knob and tube wiring. 

I would definitely not be comfortable if my other partners get to view my tax and other information.

Have you maximized your income with the most leveraged improvements, best photos and marketing, listing service reach?

If you're OK with coming to that point and then saying I'll work another 18 months because I didn't maximize my investment return and gave those nice tenants a rent break, that is fine.
