Hi @Summer Shelton I'm not sure about the loan limits in your market in Florida but I do know that would not work in Chicago.

Another route to go is a ‘conditional lien waiver’, which goes into effect only once the invoice is paid.

Hey Ash,looking at an 82 unit property in a great market with a lot of value add opportunities.

Had one that we found off-market but things fell through during the inspection (electrical and plumbing issues that we didn't have the capital to pay for and the seller wouldn't budge on). 

N these markets the ADUs in SZ zoned areas typically are given a value by appraisers far less than the cost to add the ADU.
