Ensure the facility is legally permitted to operate as self-storage4.Evaluate the local market conditions, including occupancy rates, rental rates, and competition from other nearby storage facilities.

Before taking the plunge, I recommend investing time in educating yourself and connecting with local investors.

This makes cash flowing properties hard to come by imo.Several of my local investor club buddies are sitting on the sidelines, selling some inventory and building a cash hoard.Happy to help with info - as always - do your due diligence and do not blindly listen to some random poster on web sites.Good luck

I don't know the laws in Florida but in Texas, you can refuse to accept payment once you serve the notice to get them out of the property and end the nightmare. 

But, as always, don't listen to any of us on the interwebs without doing thorough research and consulting with local professionals.

If you are familiar with owning rental properties, know the laws, and have a maintenance team in place then you should be ok.
