Does anyone here have a property there and if so how much are you making anually before expenses?

So here's my question:How do you strike a balance between higher cash flow vs building value? 

I want to present ideas to him so that my offer looks better.   

I recommend it for a month a so, you can see qualified tenants better than the free one, and more people viewing your property because your listing is the first one.  

I want to move her to a yearly or bi-yearly lease so that is what I meant by saying I am waiting to get a lease setup.

He has some great programs and a good group of mostly small investors.I've often posted a pretty big list of many of the groups that meet around town, so you might search on that and see if you can find one of those posts. 

I'm a new investor so I haven't dealt with this before, but I'm aware that termites can potentially be really bad.

I would say if they recommended for you to get out and not go the legal route, then you should probably do so
