My situation:I have a pre-foreclosure under contract for what is owed on the mortgage, taxes, and HOA fees. 

Do not try to do everything yourself.Always remember to do a math analysis on your prospective properties and try to look at them before you make an offer or at least have a clause in the sales contract that allows you some time ( about 15 days to do a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.  

I am under contract for a HUD home located in Lake Butler, FL to make it a rental property or a flip.

If not, insist that they get those things before you sign a contract with them.Which leads to the next point.

I will drive this traffic to the squeeze pages, capture the lead info and follow up to set appointments and get the contracts signed. 

So you go under contract at $155k. 

Our contract period was over 8/23, and we have had to extend for the reasons mentioned above.

I have my latest flip under contract; it spent 5 days on the MLS.

My question is: Does anyone have an example of a promissory not or contract that would bind this agreement?

How can he get the property under contract (tie it up) so that no one else is able to purchase it while he gets the remaining cash together?
