Dec a bank refinanced a large $28m loan for me for 2.99%Feb they did another for me for 3.39%March they did another for 3.5%  (and said I was lucky to get in just in time)Today they're quoting 4.25%All 10 year terms -- 5 year fixed + 5 year reset based on prime +.25%.  70% LTV, 25 year am, recourse, bla bla bla.

The real estate commissions generally look at a "chain of events " and if the chain is broken at any point in time the ruling is usually against a commission being owed by the seller.I would want language that "commission by the brokerage isn't earned and due UNTIL closing occurs based on the sellers acceptance of terms and price".
