Odds or you may get someone that wants to house hack or rent the vacant half for top dollar then give the other tenant a notice to move and then renovate the other half.

It could be any number of things leaking, in a condo the odds are that the shower is leaking around the curtain or glass and down into the corner by the floor because the caulking has split.

I have a friend of mine who takes this approach, he is always at odds with the city inspectors and tenants.  

They could change their mind at any point and without the money in hand you are out time and money since the odds of collecting money lost will be slim.  

This sounds like an odd setup, at least as I understand it.

To me everything seems over inflated, But I'm no economist it's just the general feeling I get.

I was comfortable doing because the odds of all the properties having a vacancy or massive repair is extremely low - so I could sleep well at night. 

There might be a vaccine ready early in 2021 and everything goes back to normal.. or it has the total opposite effect since the money printing does not stop.. house values might actually increase due to inflation..
