I'm ready for the next phase of my plan and thats to stop using banks to fund house builds.

For example you would never get a phase 1 environmental study on a SFH but it is likely required for financing on a commercial property.

Try to buy a home in the first phase of a new builder housing track (make sure it's a contract and not just a reservation). 

We are still in the build up phase of our company but we have finally gotten far enough along to pause buying and focus on completing our renovations.

I have no intention of selling the property, so a SAM with a phase-out provision on the amount of appreciation shared seems like a good way to reduce the cost of borrowing and to hang on to more of my own cash reserves during construction.Question: what experience does anyone have taking on this sort of loan?

We went out of order building phase 3 before finishing phase 2.. but it was the right call we would not be performing nearly as well if we did not have these ultra nice single levels for our empty nester cash buying clients.. sometimes you make the right decision ..

With a traditional sale, it would happen during the due diligence phase and I could back out if it can't be provided.  

The bad news is I am now in a saving phase and if I want to purchase a new property in 2024 I will need to get creative.
