If the appraisal comes in below the purchase price, then you would need to make up the difference (thus his comment about 25% could become 30% to make it work).Also, the property needs to not have any health/safety issues, which is probably what he was really referring to.

They are a pain to get a hold of but you usually can get inside the house.

Moving every year would become a pain.

Our two remaining inherited tenants are elderly and in poor health.   

Sorry but the truth is sometimes painful.
