I think that if you're repeatedly fined and found in non-compliance, you could end up in court so you need to make sure that your property manager is handling that stuff (and letting you know when its occurring).I have a clause in all my rental agreements that says if I get fined for something the tenant did (like loading up the tree lawn with garbage) - the fine gets passed to the tenant. 

QuickBooks is useful for keeping track of expenses (something most PM platforms give you as well), but it doesn't allow you to communicate with tenants, handle work orders, or sign leases online.

Rents are lower than a 2 or 3 bedroom, so easier to handle.

Just ask yourself if your business can handle whatever the outcome is.

The house have been on the market for over a year the price have been reduced twice .

Sometimes the county handles everything, but in some places different taxing entities collect their own. 

You need to handle this the same way you handle any other rental payments.

Handling it professionally while still having a heart saved me money, helped me keep a good tenant relationship, and avoided an eviction and turnover.  

@Steve Fitzgerald  We do normally ask for a credit repair, the seller will see the sales price higher and the agent will not have reduced he/she commission
