I know that I need to speak to a lawyer, but I was wondering what some lease terms are that you're either grateful you have in your lease or wish that you had included.

I try to be about 50 under mkt to attract more renters quicker with better selection and feel that is a good middle ground.      

@Ben M. it can vary between condo associations, but generally roof, grounds, common areas (including amenities), structure will be covered. 

It's great that you have someone on the ground who can run recon for you. 

Therefore you usually need capital to get the project off the ground and also to order materials.

• Eyes-on-the-ground -- I'm out-of-state (and move frequently), so it helps to have a local.• Legal insulation -- They run the tenant interactions and contracts to make sure everything is handled properly, especially when issues arise.• Peace of mind -- No more tenant calls disrupting my nights or weekends. 

Move #1 - We were then urged to go for eviction based on the grounds of lease violation of the house rules (the corporate airbnb style lease which actually extended several months BEYOND my master lease without my knowledge!)
