(DC joke).If you sell 3 homes, one in each jurisdiction and clear $25K on each one, then you will have a Fed return with $75K income and a MD NR return with $25K, a VA NR return with $25K and a DC return with $75 on it, but you will have credit for taxes paid to MD and VA so it amounts to tax on $25K.NR = non-resident.See my other post regarding choice of entity, there are opportunities to save in taxes.
