Hi @Jordi Valado,Like Tom mentioned, 100% finance with no repetition and reputation is both unlikely and unwise IMO.Instead, if you can use your credit line to do a deal, or partner with someone more experienced on a deal, then use that to grow your capital stack and work towards being able to bring some cash to your next few deals.Once you have a body of work of deals, lenders, inspectors, partners, contractors, etc they all stand as testimonials to your deal-worthiness and that is gold in obtaining better financing on future deals.

I do pay extra $250year for their gold level service . not sure if it makes a difference but I am not about to change something that is working for me.

Pigeon Forge, Gatlinburg, & Sevierville are the gold standard at the moment.Other places like Bryson City are nice too but a different feel.

Seems if this type of property is in a good location there would be plenty of other franchisee's of the same brand or a different brands standing in line to take that location because there are so many different types a fast food chains/operators that could use the same or close to the same layout.

general premise though is you follow tax deliquents in areas with a bunch of undeveloped lots and land.. buy for cash.. then sell on terms.. this is a very old model. been going on since the gold rush in CA in the 1840s

A lot of 1% properties are in rough areas and in rough condition, over time capex will exceed cash flow, basically a money pit and fools gold in the end.
