A quality product that is a good value. 

Talking to a more local lender that can do that would be the best bet though since it is not a standard loan product, I believe. 

Is it the best use of your time to find, order and deliver materials, or would you be more productive letting the pro do what he does, and you spend the time finding your next deal!?  

I send a text I get an answer, I can pick up the phone and call he answers.I don't have any specific questions to ask but communication is key and a broker with a lot of relationships at different banks so they have access to a wide range of products.

I was also just at First Republic Bank and I think that they have a similar offering, but I have not sampled their product. 

Other than that the products will be identical.

But in any case I would agree with Patrick that you should be able to refinance it to another product that works unless you're just saying she can't pay it back under any terms. 

I tried searching for these products mentioned, and didn't see much. 

They see VA Reno, they're going to run for the hills.I'm going to suggest that step 1, if you wish to use this product, is going to establish a plan to market directly to sellers.

They make a nice product and they do it quickly, but the costs weren't really much of a saving vs conventional construction.
