If you get enough applicants you get high enough selection and screen right you can cut your maintenance and vacancy down and maybe water. 

their end game is to get a application fee from you then they will go dark..

If so, you could go with accrual basis if you haven't already selected.

I am a Project Manager in the Video Games industry.Recently, I've been really studying and focusing on my long term future (retirement) plan, and I believe Real Estate Investing is a great way to achieve that, so I would like to learn as much as possible from this amazing community and, eventually, take a leap of faith to get started.Since I currently have a Full Time Job that is really demanding (~50 - 60 hours a week), my goal is to try to create a passive income from my investments.Looking forward to learning from all of you!

My game plan is to go thru a year or two of working all my nights and weekends until I am making enough to make the plunge. 

I'm pretty new to the game as well but I do have a couple deals under my belt.

I certainly would be vigilant when selecting someone and allowing them to live in my home with me and my kids; but you would not be the first, and if you pick right it might reinforce the family unit and teach your boys about sacrifice.
