I personally would want a decent cash flow and not be dependent on any future appreciation that may or may not happen.If you want to use a PM then add that into your analysis and make sure it works with this extra cost.I have always been told to add in the cost of PM whether you do it or hire it out.

You have to start your savings regimen all over again (because you won't be able to refinance in the foreseeable future to get your deposit back)! 

My husband and I have been in communication with a fellow investor located in Cleveland regarding a potential JV to purchase a small multifamily in the near future.

Whenever I talk to bankers and other property investors, they say rental properties income can not be used for the first 2 years for getting approved for future loans.

I do have ambitions for the future to establish rentals and even begin flipping houses once I both learn the industry as well as have sufficient passive income to do this full time.  

It is a very good concept, and hope to more of it in the future.

Id like an immediate wall of separation between our current state and our future acquisitions.I guess I'm not sure how to weigh the penalties and fees of a 401k loan/disbursement against the accumulation of future cash flowing assets (with the ability to refinance).

So, any repairs needed any future deals, could work with one of them2) My parents have some investing experience; brought up the possibility of partnering.Any thoughts on either or both of these situations?

Sketching the math for ten years- I got 100K CG rolled in, 70K future depreciation (which I have no use of due to low rent income, but will be forced to claim on a future sale), 20K closing/settlement etc.
