If you've had a great experience working with an investor-friendly agent in the area, I'd really appreciate the recommendation!

So my cash flow for the first year is not very great (after PITI, vacancy, repairs, cap ex, and management is $110) but after a renovation after the first year, it will be around $300-$350! 

And I would expect Texas to be more business (read:landlord) friendly.

Hi all,I operate mostly in Texas which is very hot and terms seem to be very seller friendly (quick diligence periods, hard earnest money deposits, etc).

Nevertheless, no matter which app it is, make sure it is user friendly and your tenants agree to use it and the company offers mobile version as well.

I tried something like this with a girlfriend who is now an (ex) and got burned but I think the personal relationship was the mistake in that deal.  

Cook County (chicago) is much more tenant friendly from what I have heard then Dupage (Naperville) County. 

She left to sleep at a friend’s house, and when she returned in the morning, her front door was broken into and evidence of fireworks was left in my yard on the grass.

Also, it’s not “Canada” that doesn’t allow damage deposits, it’s the exceptionally tenant friendly / landlord biased province you’ve invested in.
