So my cash flow for the first year is not very great (after PITI, vacancy, repairs, cap ex, and management is $110) but after a renovation after the first year, it will be around $300-$350!

Cook County (chicago) is much more tenant friendly from what I have heard then Dupage (Naperville) County.

Also, it’s not “Canada” that doesn’t allow damage deposits, it’s the exceptionally tenant friendly / landlord biased province you’ve invested in.
