is it any different or more difficult to wholesale a fresh pre foreclosure, one that doesnt yet have an auction date. if so can someone please explain why?

Now for my main purpose in posting because I'm almost fresh out of ideas and I need some guidance and encouragement.

I'll look into a state sanctioned online course and take the exam.  

Perhaps the landscaping and fresh paint frightens them...

And if there's fresh paint in just one room?

They go like $2-3/sf for a fresh one, if you were to change it.

Plus, I started including in my criteria that I didn't rent to freshly divorced people.  

As for Montana's "Line" on 30 days notice I should fresh up on the code.

Captain obvious but make it current (remove wallpaper, new light fixtures, fresh paint (not just white), and wood-look LVP or vinyl sheet in the living room (and kitchen and baths if needed).

However, the previous owner hadn't touched the apartments in years (not even a fresh coat of paint...he had inherited the property and the tenants) and everything needed to be replaced.
