Running a real estate business together with your gf has many non-tax consequences.

As you get further away from standard real estate practice, the risk is increased by a “legal” risk that your protection may be interpreted quite differently than you expect by a court and that the subtleties of the protection a mortgage or trust deed document provide with established law and court decisions handed down for (in the U.S.) 250+ years is not existent.

I’m just starting to explore the world of real estate investing here in the Bay Area.

The realtors association and a real estate attorney confirmed that a property manager has agency with the landlord and is working for the landlord. 

These tend to have higher profit margins as compared to other real estate options and the land comes with the purchase unlike the laundromats I was looking at whose facilities were leased.

New to real estate investing so any help/recommendations means more than you know :) Does anyone know what would be the easiest or most efficient way to go about getting a new quadplex built in the Greater Atlanta/surrounding area?
