Hi @Chip Chronister If you have the right property, that has all the bells and whistles for amenities, and the right location (good schools, lowest crime rates, etc) and offer that to a renter that needs assistance getting a mortgage (DTI and credit issues), that is the strength and value of a lease plus option.If it is a low quality property, no one with money for an option fee wants to live there, and you will have trouble filling the property.

The risk is they could fire you tomorrow or sell the company to someone with a much different vision. 2.There has to be those who fill other roles as well, whether it's a hard money lender, private lender, or even a valued employee. 3.I think it’s prudent to do due diligence on any idea or venture however, if you focus on only the negatives then you’ll never start anything. 4.While having the knowledge needed and wanting to obtain more is great, one can also fall into the state of paralysis by analysis.

When filling out my Schedule E this past year there is only a small paragraph defining Line 14 (Repairs) and only references Publication 527 for further information on Depreciation.
