@Roger Lin I think it's perfectly fine to buy for strictly cash flow.

One thing I learned relatively early is it really doesn't make sense to upgrade when something is working just fine and the lack of rent increase doesn't justify the cost to fix.

Yes, it's just fine to have your LLC and pay yourself.

Do your research and if you have a realtor who is familiar with the complexes, you should be fine.

Buy it at the right price and it will be fine.
